The Avenues at Winter Springs Apartamentos

Living at Avenues at Winter Springs has been an absolute nightmare. The conditions here are nothing short of vile, and it’s shocking that this place is even allowed to operate.

The roach infestation is horrendous. These pests are everywhere—inside the carpet, crawling on countertops, hiding in the crumbling, rotten wood, and even showing up in my bed and shoes. It’s not just a stray roach here and there; it’s an ongoing, pervasive problem. The situation is so bad that the exterminator comes... every single week, yet the roaches persist. It’s clear that whatever management is doing is not working.

The apartment itself is falling apart. The wood around windows, doors, and baseboards is so rotten it flakes off constantly, making a mess and creating even more places for the roaches to nest. The mold problem is just as alarming, with dark patches spreading behind appliances and in corners, filling the apartment with a musty, unhealthy smell.

As a type 1 diabetic, living here has seriously impacted my health. The mold triggers respiratory issues, and the constant stress of dealing with the roach infestation is overwhelming. I’ve reached out to management multiple times, but their dismissive attitude and lack of effective action make it clear they have no intention of truly fixing these issues.


Got stalked while walking to my apartment one time and a STRANGE man was knocking on my door and leaving notes. I called management in a panic and they just told me to call the known emergency line, like what if I was a minor??? Pretty sure someone got stabbed here the other day and they said nothing about it. I say this place is SOMEWHAT PET FRIENDLY, because for months now, we have asked them to fix the fencing around the small pet park which has a rusted see saw. The dogs can crawl under the fencing and get out. Please fix this. Otherwise, it is quiet and friendly, but there is a cockroach problem in some apartments .

First, I only stayed for 1 year. I have been moved out for over 2 months now and still have not received my deposit that they confirmed I would get... 2nd, infested with roaches the day I moved in and when I requested for pest control, they sprayed, but roaches never die. Then they charged me for roach infested even though I had them come in several times. Then they said they don't show log of me calling in even though I did it through their website that was never working properly. If you want... your deposit back, don't stay here. Lee mas

This place is awful
They charge you so much for crap
The amenities never work and are gross
The trash is always overflowing and lol over the place
The apartments are infested with bugs
They charge you for things you aren’t even aware of on move out
Management changes frequently
Let’s not mention the unsafe premises when there are shootings and vandalism to homes and cars
Or the money that got stolen from my apartment after maintenance was “fixing” the electrical issues and find out they... weren’t even fixed

Do NOT move here! I know when looking into apartments I would look for those very words. Moving here would be the worst choice. We moved in when it was The Park at Laurel Oaks and The Avenues at Winter Springs is just as trashy and rude. The apartments are barely being held together and the things you ask them to fix when you move in just get a band aid and fall apart a week later never to be fixed again. Although the maintenance staff is about the ONLY reason this place deserves one star. I... lived there for a year and if nasty, cockroach infested apartments isn’t a reason to go elsewhere, how about getting attacked and feeling unsafe to walk into your apartment. In one year, me and my 3 18 year old female roomates had been followed by random vehicles, had to call the cops due to someone blocking me in and banging on my car window with me inside, and ALSO had police swarm are building mandating we stay inside as they catch a loose criminal. IF all of that is not enough, the leasing office is a mess. Charging you for things that are their fault, sending false information, and lack of proper communication which makes it “he said she said” and causing you to look like the liar. Ridiculous! Lee mas
