Will NOT return security deposit

DO NOT RENT FROM THEM! My daughter just moved out and they are withholding our security deposit for "Full Paint Studio". She lived there for 2 years and they said there are "marks on the walls" which they consider "damage". They are withholding $469! This is the FOURTH apartment we have rented in Philadelphia Center City / University City and we've NEVER had a security deposit withheld!

Oh, and there are rats in the building...that live and die in the hallway.

Hello Jennifer, thank you for taking the time to leave your feedback. I apologize that you had a negative experience at our community. At the time of move out and per our lease, the home must be left in move-in-ready condition minus normal wear and... tear. Upon inspection of an apartment, after a resident moves out, charges are assessed and determined by the result of this inspection and appear in each resident’s final account statement. If damages need to be addressed, these charges will be deducted from their security deposit. At the time of move out damages are documented and photographed. We take all the necessary steps to rid our community of any rodent or pest issues, we encourage our residents to submit a service request for preventative pest treatments routinely. Terrible management and upkeep of property

When I moved in it wasn’t clean, there was hair in the shower, I didn’t put up a fuss and cleaned it myself. Throughout living here maintenance entered my apartment multiple times without telling me, I would find their tools just in my apartment when I would arrive home. I could never use the heat because the radiator sounded like it was getting hit by a baseball bat when I turned it on, which I was told was normal and nothing could be done. The window was cracked by a maintenance worker and I... was told this would be recorded so I wouldn’t be charged on move out, yet they still kept my deposit and charged me more for painting and “cleaning”. Building has cockroaches everywhere. They charge you for everything (mail, 5 dollars per load of laundry, etc) and you don’t tell you the details of it until you’re already there and moved in.

Do not move here!!

Place is not maintained, and is infested. Actually saw a rat walking down the hallway. Finally moved out with unresolved maintenance issues and place is keeping deposit and charging me even more to repaint when it was never painted or cleaned appropriately before I moved in. If I could give this place negative stars, I would!

Nothing Good About this Place

Outdated appliances. No central A/C. No dishwasher. No microwave. The building is so old it's probably a leading greenhouse gas emitter for the city with the amount of gas it burns in the winter. Utilities will be overpriced, expect to pay $150-170/mo. Nothing is included. They will charge for gas, electricity, water, and so many fees that are never consistent but the amount will always be in the same range. Maintenance is unresponsive. Security will not check for ID of anyone going up the... elevators. Packages are usually just thrown around in the lobby instead of being logged into the mail box system that they charge an additional fee for. You'll never get your security deposit returned. The one plus was the donut shop which just closed so there's really nothing left good to say of this place. Stay away. There are so many other UC options that are cheaper or if they are in the same range you'd be getting more amenities. Is it really too much to ask for a dishwasher?

Hello. Thank you for sharing your experience at Chestnut Hall. We appreciate the feedback you have provided. Our building is historic and was built in 1923 and served as the Penn Hotel. It was converted into apartments but the rooms were not plumbed... for dishwashers. Over the years we have redeveloped some of our apartments with dishwashers. In Chestnut Hall's lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. We are transparent when a prospect is leasing that utilities will not be included with our base rent. Our maintenance team works hard to complete most service requests within a 24 to 48 hour time frame. If parts need to be ordered then completing the service can take longer. We do not offer a security guard at Chestnut Hall. We do have a concierge that will help residents where they can with their concerns. Hidden Fees (should be criminal). No hot water.

No hot water? Seriously? HIDDEN FEES. FEES to pay rent?

First month in and the fire alarm has went off 9 times, as in get dressed, go wait outside for firetruck to come. The amount of money this apartment building wasted of the City's budget should be criminal. And it's hugely disruptive.

The prices are expensive enough, hidden fees that you find out after moving in: Fees for getting packages (as in small Amazon packages. Expect to pay for every utility, it's all standard but they don't put it...
in their base price which isn't something I've seen in this price point. It feels scummy. Parking is expensive. Parking on the street is not a viable option like they suggested. Unless you want to pay the expensive Philadelphia city tax.

Front desk staff people are very nice. But this place is a huge mistake. Very loud garbage trucks 3 days a week at 7am. Don't be like me and ignore the reviews.

to ensure no more alarms than necessary occur. We have on-site parking available for a fee, and on street parking is available to anyone with a permit from the city. Please note that getting a permit from the city, does require changing your official address to Chestnut Hall. There are fee free payment options on the resident portal. Please contract us if you would like help setting this up. There is a one-time setup fee for the package lockers, but there is not a reoccurring fee for picking up packages. In Chestnut Hall's lease agreement, all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone.
