Terrible, cheap, noisy, and overpriced

This place cost way too much for the thin walls and the amount of poop I have to step over every day. Neighbors are inconsiderate as hell and you’ll never get any sleep

Fees galore!

Bogus move-out fees galore and the most unfriendly leasing office staff.

One poorly working refrigerator replaced with a smelly one from a vacant apartment which also did not cool well.

I do not recommend.

At the time of move out damages are documented and photographed. When an apartment is not left in good condition, damages are assessed and charged and are reflected in the final account statement. Do not live here.

By far the worst experience I’ve ever had with an apartment building. Management does not care about residents and moving out is an absolute nightmare fighting all of their bogus fees.

Going off the Sept 25th Review

Well maybe I'm just tired from the motor cycles that go around Eakins Oval all night but I regret signing a 2 year lease here. But the rowdiness doesnt end at the oval, there have been several break ins to the garage that residents pay for, women have been followed up to their apartments and the doorman in the south tower always seems to be "back in five minutes". I thought I was getting a good deal for the pricing on my apartment as Im sure others have thought the same... well then I got my... first utility bill. RENTERS BEWARE: you pay everyones utilities. Yup- all the AC usage for one bedrooms in the building is totaled up and then divided by the amount of one beds in the building and you are billed based on that. There is a $25 trash fee every month?? Yet we have to walk our boxes downstairs and there is no option to recycle. There is also a lovely line for "utilites" in the bill where the building can charge you whatever amount they want! You will also pay for the lights and A/C in common areas to be on. I was away for work for the entire last month yet my utility bill in full was $150 on top of my rent & pet rent. I thought the building was pet friendly and I had to put a deposit and have an approved breed. However, there are so many aggressive dogs and dogs that should be on the breed restriction list. Not to mention the property reeks of dog pee and poop. Elevators in the West building were down for two entire months leaving 19 floors with ONE elevator. Half the time that one singular elevator wouldnt work leaving residents to take the stairs. The review below is correct with how many times the A/C and water seem to stop working. Management responded saying it was only half a day! However two times this summer the A/C was out for over 24 hours- once in a heat wave. There is also a huge mice and roach problem that seems to never be resolved and while youre sitting in your hot apartment that you walked up 18 floors to because the elevator doesnt work dont be surprised when it reeks of smoke. The building claims to be smoke free but many residents smoke in apartments leaving neighboring apartments smelling of 4/20. Upon move out you will be charged $400 for a "repainting fee" and 99% of people lose their deposits. Specifically my apartment was in less than move in ready condition when I arrived. This is probably the worst managed building I have lived in and I've lived in three major cities over the last ten years. Truly ... it is not worth the money.

Hello. Thank you for sharing your experience and feedback. The night time motorcycle rides through our community are a nuisance. We have asked our local police to be aware and we urge our residents to contact the police if there is an escalating... concern that needs to be addressed. We send out resident emails to all resident to ask that they never leave valuables in there cars and if they are a pet owner to please pick up after their pet.

Under the Fair Housing Act, housing facilities must allow Service and Emotional Support Animals for any person with a disability to have an equal opportunity to use and enjoy the home. The Americans with Disabilities Act also supports this as a reasonable accommodation for someone who may be considered disabled. All residents who seek reasonable accommodation of their Service or Emotional Support Animals are required to submit documentation from a licensed medical provider stating that a disabled individual requires his or her animal to assist with their disability. All documents we receive are reviewed thoroughly to ensure they are up to date and fit within the ADA and FHA guidelines. To confirm, although Service Animals are specifically trained to perform a task that assists with an individual's disability, an Emotional Support Animal does not have to be trained to any certain degree. Even though an animal's breed may be protected by their Service or Emotional Support Animal status, their behavior is not. If a Service or Emotional Support animal shows aggressive behavior, each instance will need to be reported and documented through the community team.

When an elevator breaks down we contact our vendor immediately and work to have the elevator repaired as soon as possible. The last thing we want to do is to inconvenience our residents in any way. Residents at Park Towne Place are responsible for paying utilities including, water, sewer, trash, electric, gas, phone, cable, and internet. As usage may vary in the community over time, utility charges can increase and decrease frequently. We have an outside vendor for pest control. Please submit a service request for a pest treatment so this can get remedied as soon as possible. We are unable to locate your information in our customer records to get an opportunity to look into your feedback more specifically. Look Elsewhere

Park Towne presents a nice veneer over a bad building. In two years living here, I have experienced around 25-30 shutdowns of AC/Heat during the hottest and coldest days of the year, as well as 10-15 losses of hot water. These problems are usually fixed in a day or two, but it seems illogical that they’d keep paying an outside repair service several times a month instead of replacing the systems.

Good luck getting any useful response out of management, especially with problems with neighbors...
(claim to be a smokeless community but do nothing to prohibit obvious smoking that travels through vents).

Save your time.

In the event of a major water leak a water shut down would need to happen in order to repair it. Since this past May, this has happened five times across all of our buildings. Occasionally these shut downs can influence an air conditioning shut down. To date, no Air conditioning shut down has lasted ,more than half a day. While we are always exploring preventative maintenance for our system there are no plans to replace our system at this time. I was unable to locate your information in our customer records to get an opportunity to look into your feedback more specifically.
