Great experience

I lived at 1305 Ingraham while attending grad school at USC. It was a great experience. The location is walkable and close to public transit like the 7th St Metro which I liked personally. There are a lot of stores close by which made shopping very easy as well. Any issue maintenance was extremely fast to fix. I never had issues with security inside the apartment and they have cameras, etc at the front entrance, which made me feel secure living downtown. I never had issues with the residents -... they all were extremely respectful and nice. Mostly young families and then late 20-something’s. My apt was remodeled which was nice. They always were painting and had a cleaning crew that cleaned the main areas weekly. Laundry was easy (you use an app or can put quarters in). The staff were always nice and communicative like when they were upgrading a staircase with new wood. They sometimes have commercials shot outside the building which was fun to see. My AC was very cold which I appreciated.

Beautiful and Perfectly Located

This is a gorgeous period building right out of the movies. The units are beautifully redone and fresh. Great large bathrooms with brand new tubs, tile and vanity.

Cool Building, Needs Some Work

This building has a ton of potential; it's gorgeous on the outside but the inside needs some work. They're currently redoing the whole lobby which is nice but taking forever. The hallways are the most garish paint colors from the seventies but most of the apartments are renovated and very nice with lots of historical charm since the building was built in around 1917.

The current managers, Roxy and her husband, seem to really care about the building and tenants. It has seventy something studios...
and a dozen or so one bedrooms, so it's a big, old building and it must take a ton of upkeep to keep it running decently. They've been prompt and nice about all my requests. My only wish for the place is that all of my apartment were renovated - the kitchen and bathroom are very 1970's and 1917 respectively. But I get beautiful old cabinets and gorgeous hardwood floors elsewhere. And the closets are totally huge. Plus, the biggest perk of living in this building is that it is old, the walls are thick and I hear NOTHING from my neighbors. Apartment bliss! They're also planning to add some benches and flowers to the couryard in the middle of the building which should be really nice.

Rent is decent, the area is ok - some parts are high rises and starbucks and around the corner the sidewalks, buildings and streets are a total wreck. Close to downtown, bus right around the corner and a few blocks from the metro. In a few years this area will really be crazy nice.

Where home and city meet

Living at 1305 Ingraham has been nothing short of amazing. It is primely located in a little quiet pocket of the loud bustling business district of LA. If you're looking for a place thriving with culture, business, food, and entertainment, this is the place for you! With 80 occupants the building, it truly feels like a community. From the amazing and friendly staff, to the impeccable management! This old hotel turned apartment complex has all of the charm and personality of a perfect city... apartment.
