I moved to Hallmark apartment a month ago. it seems like a great place with perfect location, also, the manager was very friendly.
After a week the issue with one of the bath came up, the paint from the bath began to peel off. I asked manager to invite maintainers and repaint the bath. A week after maintainers came and did a horrible job. They just coverd the bath with a new layer of color without any cleaning. Usually normal to repair shower tub is take off old paint, then sand everything... , paint and finishing with clear coat. In our case, everything was just painting over including dust particles and hair. And was dangerous to use, the surface was uneven and sharp in some places due to dust particles and grease that was painted over. On 2nd attempt maintenance just decided by paining another layer instead of fixing it proper way.
The situation is getting worse because the manager doesn’t want to take any responsibility for quality of the job and against other solutions that we offered.
While I tried to solve this issue, another issue came up. I found out some particles in the tap water. Again, I reported about this to the building manager who invited the plumber. The plumber confirmed that particles in the water were not supposed to be there. Unfortunately, after this plumber’s visit the manager did not initiate any investigation of what particles in the water and how dangerous it is.
After several attempts and conversions with management they refused to deal with any of the issue.

What makes living here great right now is the current building manager, Dave, who goes above and beyond for every single person living here. The management company calls the building "luxury" -- which it technically isn't -- BUT it is quiet and clean which is a luxury many people can find in LA these days. In the two years I've been here there has never been a single noise complaint. The tenants range from professionals, to families, to retirees and everyone is very polite and mindful. Lastly,... the location is to die for-- countless restaurants and Ralph's Fresh Fare are all in actual walking distance.

I moved into my apartment in November, 2014. I had not lived in an apartment in decades and was initially appalled at what was being presented -- or misrepresented -- UNTIl I came upon Dave's (the manager) Hallmark building. Dave and the building were a breath of fresh air.
Things that were important to me were met here: (1) Clean, well-maintained, non-smoking building. This place is soooo well kept! It was the first thing that I noticed. It felt as though "these folks cared." When I... came, they were enhancing the courtyard with brick build-outs and plants. Very nice. (2) Smaller community, rather than a huge facility. (3) Manager on site. And that is a HUGE BONUS when you have Dave as a manager. He really cares about the building and the tenants. He is personable, responsive and helpful. Dave makes sure that the building and grounds are well maintained and that "his" tenants are taken care of -- and that was a big selling point for me. (4) Nice neighbors! Truly! So far, every person that I have met here has been very nice. Dave does a great job of choosing good folks. (5) Location. We are on Stern in Sherman Oaks and it is an ideal location. (6) Feel or energy of the apartment. I had looked at quite a few places, and nothing "felt" right -- until I walked into "my" apartment. It was not what I thought I would rent (thought I had to have a balcony, pool, garden, in-apartment laundry) but my heart felt right in this apartment and this was where I wanted to be. (7) Safety. This is a good area and our building is small enough so that I feel very safe here. (8) Low Noise. Our building is quiet. I have never been disturbed by noise. (8) Apartment layout. Love the layout of my apartment. It is a two bedroom, two bath, with fireplace in living room and in master bedroom with new carpet and new flooring. It has a great flow and plenty of windows.
I feel very fortunate to have found "my" apartment.
