I thought this was a great deal. Lived here for 4 years - had a washer/dryer in the unit, central ac/heat, wood floors, and a great layout. Then the water heater on the roof leaked 5 x destroying our sofa, we had a termite infestation which got painted over, a crackhead in the stairway, homeless peeing on cars, and the "safety" doors aren't very secure. Don't rent here, save your money and look elsewhere.

Do not be fooled by the below market rent. Due to excessive leaking from the ceiling (which was never properly fixed, despite multiple requests), we suffered significant damage to our belongings. To add further insult to injury, there was a termite infestation which contributed to the increasingly awful living conditions in this building. The stairwells are dirty and unkempt, strangers park in tenants' own reserved parking spaces (the landlord refuses to tow anyone, even though these people are... the ones in violation of the posted no parking signs), and building security is essentially nonexistent. The security issue is most troubling, due to the increased homeless presence in the surrounding neighborhood and the back alley. Do yourself a favor and rent elsewhere - this building and the management are beyond awful and difficult to deal with.

I'd say I got lucky finding this apartment building and I've lived here for three years now. Rent is, I believe, the cheapest in the neighborhood and we're right next to the 101 and within walking distance of grocery stores and shopping. The apartments in the building are two- and three-bedroom. I've lived in two separate apartments, one was a three-bedroom, two-bathroom and I'm currently in a three-bedroom, three-bathroom.
The Pros
- Reasonable rent
- Gated Parking
- Central Air
- Washer/Dryer... in Unit
- Granite counters
- Dishwasher
- Great location
- Great on-site managers, always around
- Quiet, safe neighborhood - though we are near a busy, loud main street, you rarely hear the traffic
- Can drop off rent in the on-site office
- Have not had any bad experiences with bugs of any kind
- Younger tenants, but no partying, yet not ideal for families
- Pretty safe, have never had packages stolen, no break-ins
Cons
- The Landlord of the building is older and disorganized and gets easily confused, but you don't deal with him often. He does not live in the building.
- They have raised the rent $150 every year since I've been here. Still reasonable rent though, for the area.
- No one-bedrooms
- A lot of the apartments face neighboring buildings, the best ones are in the front, view-wise
- Apartments are built with cheap material, walls are thin, cheap cabinetry, etc.
- Some bedrooms don't have an AC vent (likely because they were added on later)
- AC is very loud throughout the apartment
- Not enough closet space
- Pet policy is iffy. I was told no pets, but there are pets in the building that the landlord knows about
It's a decent apartment for what you get, and it's good if you're younger and/or just moved out to Los Angeles. Splitting the rent with roommates is very helpful and you get a lot of amenities compared to other buildings in the area. But if you're looking for your own place, or are starting/have a family, I would not suggest living here. I wish the materials used inside the apartments were better, but the overall structure of the building seems sound. Three Stars, overall.
